Central Barrio Development acquired and redeveloped four neighboring properties into a 52-unit adaptive reuse and mixed-use project on 6th Avenue and 19th Street, just 6 blocks south of the Downtown core in the emerging Barrio Santa Rosa Neighborhood and within the Greater Infill Incentive District.
The plan contemplated renovating an existing 21,384 square foot two-story building into 19 one-bedroom, one-bathroom live/work units and two commercial spaces totaling 1,065 square foot around a newly created central courtyard.
The front portion of the existing commercial one-story brick structure on the adjacent parcel at the northwest corner of 6th Avenue and 19th Street were preserved and renovated to accommodate 3 commercial spaces totaling 4,058 square feet. The smaller obsolete existing structures in the back of this lot were torn down to accommodate 23 parking spaces.
The parcels on the south side of 19th were a former used car lot with two small structures that served as an office and minor repair shop. These structures were removed and a three story, 33-unit apartment building was constructed from the ground-up on the northern half of the site. A 35-space parking lot was constructed on the southern half of the site.
The main 21,384 square foot structure that was retained and renovated is the former “Flash TV and Appliance Store” built in 1965, which served generations of Tucsonans throughout the years. Our adaptive reuse plan maintained the integrity and character of the building while adding key alterations to enhance the livability and experience. We preserved and restored the iconic Flash TV neon sign in front of the building.
Some of the key improvements included opening a sizable portion of the roof at the center to create an open sky courtyard, letting natural light into each units facing the newly created courtyard.
